Despite recent volatility in hospitality transaction activity, RREAF Holdings remains optimistic about the long-term outlook for hotel investments and continues to identify opportunities across targeted hospitality sectors.

According to recent industry reports, hotel investment sales volume slowed in April as investors responded to ongoing economic uncertainty, elevated interest rates, and broader market volatility. While transaction activity has become more selective, RREAF believes significant capital remains available for well-positioned opportunities.
“There is so much liquidity in the marketplace wanting to be deployed,” said Doug McKnight, President of RREAF Holdings. “It’s just a matter of what pencils, and you have to be very selective.”
As loan maturities continue to pressure owners and refinancing challenges persist, RREAF sees an increasing number of opportunities emerging across the hospitality sector. The firm is actively pursuing investments in specialized segments including drive-to-leisure destinations, extended-stay properties, and experiential hospitality assets.
McKnight noted that RREAF expects to increase its hospitality investment volume this year as the firm continues to identify attractive opportunities supported by strong fundamentals and favorable basis positions.
“We’re always looking for opportunities, whether it’s distress or it’s just opportunistic,” McKnight said.
In addition to acquisitions, RREAF continues to expand its development pipeline through projects such as the Margaritaville Resort and Beach Cottages in Galveston, Texas. McKnight pointed to experiential hospitality and extended-stay lodging as sectors that have continued to outperform and demonstrate long-term demand.
While market conditions remain dynamic, RREAF maintains a disciplined investment approach focused on fundamentals rather than short-term market fluctuations. McKnight believes hospitality transaction activity will continue to improve as buyers and sellers become increasingly aligned on pricing expectations.
“I think overall transaction volume is going to continue to gradually increase,” McKnight said. “We have seen a rather meaningful increase of late in volume in hospitality as a whole.”
