RREAF Holdings was recently featured in The Dallas Morning News following the acquisition of The Centrum, a 400,000-square-foot mixed-use property located in Dallas’ Oak Lawn neighborhood. RREAF Holdings partnered with Cawley Partners and Waterwood Capital Group on the acquisition, adding a prominent Dallas asset to the partnership’s portfolio.

Read more below for additional details regarding the acquisition and planned improvements to the property.

Located at 3102 Oak Lawn Avenue, The Centrum combines office, retail, dining, and amenity spaces within one of Dallas’ most established urban neighborhoods. The transaction closed in late August, with Cawley Partners assuming the role of general partner alongside RREAF Holdings and Waterwood Capital Group.

The new ownership group plans to invest approximately $7 million in improvements designed to enhance the property and overall tenant experience. Planned upgrades include renovations to the courtyard, lobby, tenant lounge, rooftop deck, and conference areas.

The investment follows recent leasing momentum at The Centrum, with more than 100,000 square feet of new leases secured at the property. RREAF Holdings and Waterwood Capital Group are among the building’s new tenants, alongside the University of Texas McCombs School of Business, RECESS Fitness, and Apa Aesthetic.

The property also continues to expand its dining offerings. A new restaurant is planned for the former Mattito’s space and will join existing concepts Enoteca Italia and Babel.

The acquisition comes amid renewed transaction activity across the Dallas office market and represents an opportunity to invest additional capital into a well-located mixed-use property with an established tenant base and continued leasing activity.

For RREAF Holdings, the transaction also represents an investment close to home, expanding the firm’s presence within its headquarters market through the acquisition and enhancement of a recognizable Dallas property.

We appreciate and thank The Dallas Morning News, and Nick Wooten, for highlighting RREAF Holdings and sharing additional insight into the acquisition and future plans for The Centrum.
