RREAF Holdings, in partnership with Axonic Capital, recently acquired The Palms at Chatham, a garden-style multifamily community located in Savannah’s Midtown submarket. The property, which will be rebranded as Linden at Southover, marks another strategic addition to RREAF’s growing multifamily portfolio.
Under new ownership, the community is expected to undergo a comprehensive capital improvement program focused on enhancing unit interiors, common areas, and resident amenities. The planned improvements align with RREAF’s value-add investment approach and commitment to elevating the resident experience while creating long-term value.
Brad Webb, Chief Investment Officer of RREAF Holdings emphasized the firm’s confidence in the market fundamentals supporting the Savannah region.
“Savannah remains a core market for RREAF, supported by a diverse economic base, steady in-migration, and consistent renter demand,” Webb said. “The opportunity to acquire a well-located asset with significant value-add upside aligns directly with our value-add strategy.”
Originally developed in 2003, the community features one-, two-, and three-bedroom apartment homes averaging approximately 1,005 square feet. The property’s location offers residents convenient access to Interstate 516, downtown Savannah, and major employment centers throughout the region.
The acquisition expands RREAF Holdings’ presence in Savannah, where the firm now owns four garden-style multifamily communities. Through its vertically integrated platform, including RR Living, the firm’s in-house property management company, RREAF will oversee day-to-day operations and execute the planned enhancement strategy.
